Client: Cham Immobilien AG Heritage Site
Built in the 1950s by architect R. Bluhm, the former paper factory in Cham stands today as an important piece of cantonal industrial heritage. Its distinctive combination of heavy concrete structure and light steel construction on the upper floors gives the building a robust and memorable character. The project involves the conversion of the main and ancillary buildings within the constraints and protective requirements of the monument authorities.
The building’s plinth is divided into units with planted courtyards and plays a central role in activating the new ground‑floor zone. New entrances and shopfronts are inserted into the existing structure, while metal frames create direct access to the northern surroundings. The former “end‑terrace” will be reinterpreted as a terrace and emphasised as a prelude to the building. The existing staircase hall will continue as the main access hall.
On the upper level of the former production hall, a new timber mezzanine introduces additional usable space while maintaining the hall’s impressive volume. The colour palette of the original architecture—its reds, ochres, and greys—is extended through new façade elements, giving the building a refreshed yet familiar expression.
The hall gains expressive strength through the atrium opening and is characterised by the long, open views across the entire depth of the space. Cellar rooms, meeting areas, and kitchen spaces make the hall the centre of the new usage units.
An improvement in the building’s thermal performance will be achieved with internal insulation. On the east side, the existing windows will be kept wherever possible. In the plinth, new doors and entrances will be added. The interplay of old and new aims to preserve the proportioned composition and the themes of the existing façade design. Forecourts will be redesigned or supplemented to emphasise the relationship between the building and its surroundings.
